How to become part of an existing project?

To be able to be part of an existing group or project of Sostre Cívic you must be a partner of the cooperative.

All the members of the cooperative can participate in the different projects of cooperative housing in right of use that the entity promotes according to the characteristics and criteria established and the regulation of the Bylaws.

3. Sign up for a project


Regarding our projects:

      • Projects in the promotion and development phase: At this stage, the projects have a driving group formed by expectant members, which is open to new additions until all places are filled before the move-in. These additions can work in two ways:

        – Flashing lights: the group opens at specific times, such as the initial constitution or specific phases of development).
        – Permanent: The registration form remains open continuously, and periodic reviews are made (approximately once every 3-4 months) of the applications received so far, which are ordered according to seniority of membership and the criteria established in the information dossier.

        In all cases, the incorporations are resolved according to the seniority of the partner, which is the priority criterion, and other criteria established in the information dossier, if applicable.

        When a project in development has no open vacancies or a waiting list, it is possible to subscribe as interested person from the project website. This subscription is strictly for informational purposes only and is used only to receive an email notification when new registrations open.

      • Projects in the coexistence phase: When the group is full and the coexistence stage begins, the waiting lists created in the promotion stage are deleted. Thereafter, if the project is cancelled, all partners will be notified and a new waiting list of expectant partners will be generated, which will be removed once the new person or people join the project .

As for the seed groups, most are closed waiting to find a legacy. It will be at that moment of consolidation of the project that many of them incorporate new members.

4. Incorporation criteria


The main criterion when transferring the right to assign the use of a home is the seniority order on the waiting list of expectant partners.

Some projects may establish specific access criteria to be able to access the future right of use:

      • By age: Senior projects can establish the age that partners must be to join the project.
      • Land ownership criteria: In the event that the land is owned by a public administration, it can establish a diversity of criteria so that the project is aligned with the public policy that it wants to promote. Criteria can be established in relation to the coexistence project, the place of residence of the future users, the relationship with the environment, the energy efficiency of the building or the mix of uses and users, among many others
      • Official protection requirements: In the event that the project is located on land or a building intended for housing with official protection, the people who live there must meet the requirements to access this type of housing and be registered in the Land Registry bidders for Housing with Official Protection. The requirements required to be registered in the Register must be effectively met at the time the application for registration is submitted and must be maintained throughout the entire period until the entry to live .
