We are starting the works of La Bertrana in Manresa

European support in financing will permanently guarantee the affordability of housing

The registration campaign for people interested in taking part will begin in March.

We start the works of The Bertrana! Our new project of 60 official protection homes in Manresa. The building will be located on the Pont de Vilomara road with Pilar Bertran Vallès street, on a plot of land provided by theCity Council of Manresa, through a 75-year renewable surface right.

Today we presented the project at a press conference at the City Council, with the Yabel Pérez Moreno, project technician and member of the Governing Council de Sostre Cívic, Nina Turull, project execution technique, and, part of the City Council, theMayor of Manresa, Marc Aloy Guàrdia, and its housing councilor, Jesús Alonso. The objective is to generate accessible housing and consolidate the cooperative housing model as a real alternative to the speculative market in the municipality.

With The Bertrana, Manresa will have three cooperative housing projects for lease: The Beehive, with 12 homes rehabilitated and managed by our cooperative, and The Raval, with 18 homes on municipal land, are already part of this commitment to cooperatives. This consolidates Manresa as a benchmark in this model, offering accessible, sustainable and stable homes to guarantee the right to housing.

The Bertrana will be the second largest cooperative project in right of use in Catalonia and the State, after what we are currently promoting in the neighborhood of Sant Andreu of Barcelona with 62 homes. It will have a constructed area of 7.818,9 sq, with four collective spaces of 336 m² (designed to be used as laundry, community kitchen, co-working or childcare rooms, etc.) and a municipal premises of 500 m2, in addition to parking spaces.

It is a building of nearly zero consumption (nZEB), which has been designed by cooperative architectural firm The cabbage, leaders in cooperative housing. LaCol has been responsible for the designs of The Board i La Balma, two developments in Barcelona of international reference in innovative housing, as well as The Raval, the first new construction cooperative housing project in Manresa. The design of La Bertrana follows sustainability criteria to reduce environmental impact. It will incorporate centralized installations, aerothermal energy, industrialized construction, water recovery systems and solar panels, which will generate up to 85% of the energy necessary for its operation. The total budget for the promotion amounts to 12,4 million euros, of which 2,5 million they come from Fund Next Generation of the European UnionThe rest of the funding comes from contributions from user partners and bank loans, including support from the Council of Europe Development Bank (CEB), which has granted us a historic loan of 31 million euros for the promotion of more than 300 social housing units, including those in the La Bertrana project. This will allow considerably reduce the initial capital contribution of the partners, keeping prices below market values.

The construction works of La Bertrana began this week and will last until end of 2026, with the expectation that members can enter to experience the 2027During this time, they have been carried out information sessions with the Ítaca school and the Sagrada Família neighborhood Neighborhood Association, in order to inform about the project and attend to the details to minimize the impact of the construction. The building will be built with low environmental impact materials and prefabricated modules, reducing noise and speeding up the construction process. In addition, the City Council acquired the commitment with the school and the neighborhood to carry out the works to urbanize all the surrounding spaces. The works will be put out to tender this year.

Registrations open from March 4 to April 6

On Tuesday, March 4th, we will hold an information session at 18:XNUMX p.m. in the Auditorium of the Casino Cultural Center in Manresa, for all people interested in accessing cooperative housing in the project. From this date, we will open the registration period, which will last until to April 6, to be part of the project's driving group. To access it, you must be a member of Sostre Cívic and be registered in the register of applicants for official housing.
