Palamós opens registrations to access its first cooperative social housing project

Sostre Cívic, with the collaboration of the City Council of Palamós, promotes the first promotion of social housing in a cooperative system in the municipality, and the first cooperative housing project of new construction in the Girona regions

The registration period for the project will open with a first face-to-face information session that will take place on Wednesday, June 29, at the Carme galleries, and will follow with two more online sessions, specifically on July 7 and 14

25% of the homes will be allocated as a priority to specific groups that have particular difficulty accessing housing: young people, the elderly and single-parent families

This morning we presented with the City Council of Palamós the incorporation campaign which will be the first promotion of social housing in a cooperative system in the municipality, and the first cooperative housing project of new construction in Girona. 

A year ago the City Council of Palamós signed the right of use to Sostre Cívic of the public land where this building will be built, located on Avinguda de Catalunya and with a total area of ​​1.000 m2. The project of Palamós is part of the shared strategy between the cooperative and the municipality's council to offer cooperative and affordable housing, increasing the housing stock intended for social policies.

Guarantee the right to housing for the most vulnerable groups

The main objective of the initiative is to guarantee the right to decent and adequate housing a Palamós under a non-speculative model and outside the market, so that they can access stable and affordable housing priority groups that the real estate market leaves out, such as young people under 35, single-parent families or those over 65

This is why of the 34 homes planned and qualified for official protection, 25% will be allocated as a priority to these specific groups. Priority will also be given to people registered in the municipality of Palamós or that prove a history of continuous registration of at least ten years.

The homes will be managed under the cooperative housing model in right of use: a model straddling ownership and rental, in which the ownership of the property belongs to the cooperative and the

neighbors who are members participate and enjoy an indefinite, transferable right of use at an affordable price. 

This mechanism makes housing affordable: although the figures are still estimates due to the initial state of the project, the expected usage fees for the homes are between €430 and €680, and it is estimated that the members will have to make a partially refundable initial contribution of between €12.000 and €17.000. 

A promotion of collective ownership and management

This project is developed in a process of democratic and participative co-management of the user partners, through commissions and an assembly of the driving group that takes decisions accompanied by the organization's technical team. Specifically, in the project of Palamós, this participative co-design process begins with the approval of the basic architectural project and the obtaining of the required building permit.
