The initial capital contributions needed to enter the project will be below €10.000 after obtaining bank financing from the Catalan Institute of Finance and a grant from the Catalan Housing Agency

There is less left to realize the first cooperative housing project in Olesa de Montserrat! In recent months, we have worked to improve the financing of the project to optimize the economic conditions to access it, and we can now celebrate the positive result of these efforts.
Finally, the Catalan Institute of Finance finances the operation, and the Housing Agency of Catalonia will subsidize up to 20% of the total budget of the promotion. This means that the project meets the requirements to qualify for these conditions, which are ask the future partners who want to live there to be within the criteria of Official Protection Housing, and have a washing top of 3,5 times IRSC.
Thanks to obtaining this financing, the fees and contributions that the partners will have to make once they are living in the project have been seen substantially reduced. Although the resulting prices may vary following the criteria for distributing the quotas set in the project assembly, it is estimated that the initial contribution may be between €5.500 and €8.500 approximately (much below the 25-35000 € initially calculated), and the monthly fees are between €400 and €690.
We recover disused heritage to make social housing
The project was born when a group of partners resident in Olesa de Montserrat, who have been promoting the cooperative housing model in the municipality since 2018, detected a building that a private developer started building years ago and that result of the real estate crisis of 2008 he stood still. The building, located between Pau Casals and Colom streets, in the center of the new Eixample district of the municipality, has the structure, basements, exterior enclosures, roof, and a large part of the interior divisions already built.
With this project, we want to recover this disused private heritage that had been in the hands of a real estate fund, and fulfill the social function of housing from self-promotion with a logic of common good and non-profit.
Despite the fact that the work has already begun, it is proposed to carry out a participatory process with the driving group to adapt the project as far as possible, with the aim of achieving 25 homes and complementary collective spaces, as well as spaces open to the population. At the same time, the project wants to become a catalyst for social projects in the population and region while encouraging the solidarity economy.

Do you want to participate in this cooperative housing project?
During December and January, new members are expected to be added to the driving group and the purchase of the property, with the forecast that they will be able to move in in the summer of 2023, after the renovation works on the building .
Only the partner people they can participate in all the projects of our cooperative, both when there is a withdrawal from an existing project, and when processes for new additions are opened, such as in Olesa de Montserrat. In both cases, we periodically create waiting lists for members that we order by seniority of member and registration on the list.
