D'Avall is a cooperative housing project in the Cellera de Ter, in the Selva region. Currently, it is in the development stage, and will consist of 3 homes.
This is a collaboration with the City Council, who acquired the property on the private market in 2020, with the help of the Diputació de Girona. From the City Council they carried out housing reform works and motivated the generation of the driving group.
In 2024 the City Council decided to transfer the property to a cooperative through a Surface Law. The driving group opted for the project to be managed as a Cooperative Housing Project within the cooperative Sostre Cívic. The General Assembly of the cooperative approved the project in June 2024 and the Plenary of the City Council approved the transfer of the property in July 2024.
Now the project, with the driving group incorporated and the Surface Right signed, will have to complete the renovation works of the interior and surrounding of the building in order to be able to move in during 2025.



THE BUILDING
The property is located in the old part of the town, on Carrer d'Avall, no. 4, just behind the rear facade of the town hall building. These are the flats of Can Serra, until now unused. It is a building built in 1958, it has a ground floor and two upper floors (3 floors in total) accessed by a communal staircase, and it had been disused for years.

The project includes 3 homes that are being renovated. These flats have a kitchen, a dining-living room, a bathroom and three bedrooms. All homes will be classified as Official Protection Homes (HPO).
The three floors have the same layout. However, the ground floor flat has a patio, the other two, on the other hand, have two balconies. They are homes of 61 m² useful and 73 m² constructed. Each floor has a kitchen, bathroom, living-dining room, two double bedrooms with built-in wardrobes and a single bedroom. In addition, the ground floor flat has 44 m² of garden and the other two 4,80 m² in balconies.

ACCESS REQUIREMENTS
- must be partner person de Sostre Cívic.
- You must meet the requirements ofOfficial Protection Housing (HPO) and be enrolled in the register.
- must have economic capacity to assume the monthly fees that have been planned: you must have a regular income that ensures that the monthly housing fee does not amount to more than 40% of the total monthly income.
- Callus participate in basic training provided for on the cooperative housing model and cooperativism. Specifically, it will be necessary to participate in the "first steps" training itinerary, created specifically for the new additions to the cooperative's projects.
Preference criteria:
- People registered at Cellera de Ter for at least the last 3 years or prove a 10-year registration history in the municipality.
- At least one of the homes will be allocated to one of the specific groups following: young people up to 35 years old, elderly people over 65 years old, single-parent or large families, or people with a disability of more than 65%.
- Age of membership number of Sostre Cívic.
