With the project Mur, in Martorell, for the first time we have acquired an entire building already built, through trial and retraction, and thanks to the fact that the cooperative is approved as a social promoter by the Housing Agency of Catalonia.
The homes in this project come from foreclosures and are acquired with an ICF loan with preferential conditions, subject to lower income requirements on the part of the people who access them than the general HPO.
This is a building built in 2008 that consists of 14 homes of different types. It is located in the neighborhood of Vila de Martorell, very close to the Town Hall and Plaça de la Vila.
RIGHT OF TRYING
We acquired the building through the right of first refusal in force since the approval of the Law Decree 1/2015 of extraordinary and urgent measures for the mobilization of homes resulting from mortgage foreclosure processes. With the approval of this decree, preference is given to the Generalitat, town councils and social promoters as a Sostre Cívic for the purchase of these homes.
The Housing Agency of Catalonia promoted one agreement with the Catalan Institute of Finance (ICF) to finance acquisition operations via netting from the ICF. The acquisition of this building has also been possible thanks to the financing of Fiare Banca Ètica, which has complemented the funding of the ICF.
Fiare Banca Ètica is a cooperative bank, of which Sostre Cívic it is also a partner entity, committed to the initiatives of the social and solidarity economy and specifically to the promotion of cooperative housing in right of use.
FREEING PRIVATE MARKET ASSETS TO TRANSFORM THE WAY OF LIVING
This purchase is the first of a series of acquisitions that are made to carry out the agreement approved in theGeneral Assembly of February 22, 2019.
The purchase of already built buildings is one of our strategic ways with the aim of activating assets for new cooperative housing projects in use and increasing the social housing stock in a much shorter time than with new construction projects.
In fact, the group of inhabitants started the first meetings and started working on the different community and group decision-making aspects after entering. We strengthen our bonds and our mutually supportive relationships to make another way of living possible!

Currently, the project of Mur has a vacant home (1st floor), i the incorporation process is open until April 30.
We remind you that the main criterion when transferring the right to assign the use of a home is theseniority order a Sostre Cívic, as contained in article 14 of our statutes. If you are not yet a member, you can do so fromthis page!
The house is located on the first floor and is newly built. It has a useful surface of 36,15 m² and consists of living/dining room with integrated kitchen, a double bedroom and a full bathroom. All rooms have external ventilation. The kitchen is equipped with an oven and a new full kitchen. It does not have electrical appliances. The house has water and electricity supply.
ECONOMIC CONDITIONS
With the cooperative housing model in right of use, two types of income are made: one initial contribution and the monthly fees:
- THEinitial contribution it is made up of the entrance fee, which is paid by every member who is allocated a home from the cooperative, and the share capital contribution, which is refundable in the event of termination.

To access the flats it is essential to be a member of Sostre Cívic. The standard quarterly fee is from 30 euros, not included in the above fee table.
WHAT REQUIREMENTS MUST BE FULFILLED TO ENTER THERE?
- You must be a member of our cooperative. If you are not yet, you can do so in the same registration form that you will find at the end of this page.
- Must comply with Official Protection Housing requirements and be enrolled in the register. In addition, it is necessary that the income of the cohabitation unit are less than 3,5 times the IRSC:

- You must have the financial capacity to cover the expected expenses: you must have a regular income that ensures that the monthly housing fee does not amount to more than Present in several = 40% of the total monthly income.
- Callus participate in basic training proposed in the Training Plan of Sostre Cívic, where the cooperative housing model is discussed in all its dimensions.
PROCESS OF INCORPORATION A MUR
The incorporation process follows the following steps:
- Fill the registration form at the end of this page. To make the registration effective, you must have presented the documentation requested in the incorporation process.
- Once the entry requirements have been reviewed, Sostre Cívic will notify the registered people of the assignment of housing In the event that more than one person is interested, the order of seniority of cooperative member will be followed.
- THEinitial capital contribution will be done as follows:
- €3.000 before signing the right of use contract
- The remaining €1.300 must be paid within 6 months of signing
- La signing of the right of use contract and moving in to the house will be done in accordance with the schedule agreed between both parties, predictably during the month of October with the commitment to pay the expenses of the house from the incorporation.
When establishing the priority of access to the home between the different partners in the case of several registrations at the same time the seniority order of partners will be followed a Sostre Cívic. |
