The Bastide – Pati del Gall it is a project driven by a small group of partners from Sostre Cívic residents of Vilafranca with the support of The Bastide, entity referring to the municipality that from 2021 develops actions making political advocacy and making known the model of cooperative housing in right of use.
The project starts thanks to the collaboration of Vilafranca del Penedès City Council, which with the aim of increasing the housing stock under the municipality's official protection regime and to ensure decent and adequate housing for the citizens, cedes to Sostre Cívic a municipal lot with a surface right of 75 years.
WHAT WILL THE SCAFFOLDING BE LIKE-PATI DEL GALL?
The building will be located at Carrer del Nord, number 10, and is expected to consist of a ground floor, three floors and a roof, with 1, 2, 3 or 4 bedroom homes. The works will start in the coming weeks and will last until the end of 2026. The driving group currently has 9 family units, but a campaign has been launched to add between 10 and 12 more to complete the 24 units that will be part of the project.
The group of La Bastida-Pati del Gall, until the entry to live, will lead the whole process of promoting the housing, together with the technical team of Sostre Cívic and the external professionals with whom you work. This means participate in the architectural design process, the monitoring of the economic viability plan, or the issues linked to the community and coexistence project, to give some examples.
The collective organization is based on a project assembly, which meets periodically to take key decisions, and an organization by thematic commissions, which carry out the specific monitoring of each topic.
One of the elements that characterizes cooperative housing in right of use is that of havingcommon spaces essential for community life. In La Bastida-Pati del Gall several are being planned, from a roof with a large outdoor space, a collective laundry and a multipurpose room with a communal kitchen, through satellite or guest rooms, to a car and bicycle parking lot with shared places on the ground floor.
WHAT REQUIREMENTS MUST BE FULFILLED TO LIVE ON THE SCAFFOLDING-PATI DEL GALL?
- You must be a member of Sostre Cívic. If not, you need to join it here to participate
- You must be registered in register of applicants for official protection housing (meeting all the requirements set by regional regulations). This requirement will be taken into account when the housing is awarded.
- It is necessary to assume the amounts of the project. You must have the financial capacity to assume the resulting monthly fees: you must have a regular income of more than 40% of the monthly housing fee. This requirement will be taken into account when the housing is awarded.
- It is necessary to participate in the basic training provided on the cooperative housing model and cooperativeism. People who join the project must commit to participating in the training sessions that will take place.
| ✓ They will have access priority for people registered for 3 years in Vilafranca del Penedès (or with a registration history of at least 10 years). People from other municipalities will also be admitted, giving preference in the second option to those registered at the Vegueria Penedès. ✓ In addition, 6 of the 24 homes will be reserved to young people up to 35 years old. |

The process of joining the group will be done periodicallyThe registration form on the project website can be filled out permanently and there will be three cuts at three times of the year:
- January 31
- 30 in June
- September 30
People registered on the form, provided they have not done so previously, will carry out a welcome meeting with representatives of the driving group to clarify doubts and confirm their interest in the project.
All applications received up to the cut-off date will be taken into account, sorted by member number in Sostre Cívic and according to the preference criteria that appear in the information dossier and registered people will be contacted.
