Thanks to the collaboration with the City Council of Palamós, we promote Terra de Mar, a project in the municipality with the aim of building the first development of cooperative social housing in Girona.
The City Council of Palamós has ceded in favor of our cooperative a surface right on a plot of municipal property of 1000 m2 located inavenida de Catalunya, where this building will be promoted, built and managed. The assignment of the land was carried out at the end of 2020, and was agreed for a period of 75 years, at which time these lands will revert back to the municipality.
34 SOCIAL AND COOPERATIVE HOUSING
The objective of Terra de Mar is to increase a Palamós the housing stock intended for social policies, in order to cover the needs of decent, stable and affordable housing young people or priority groups such as single-parent families or families over 65 years of age.
The promotion will be from 34 homes, qualified for official protection, distributed on the ground floor and five floors, plus 34 underground parking spaces. For now, the construction of flats between 39 and 67 square meters, from one to three bedrooms (modifiable according to the needs of the driving group), an endowment of complementary collective spaces and elements of passive conditioning for the interior comfort of the homes. The building has been designed with the highest standards of energy efficiency and environmental sustainability, has an energy certification A and is in the process of obtaining environmental certification GREEN for sustainable construction (from the Green Building Council Spain).
ECONOMIC CONDITIONS
The partners of Sostre Cívic they make two types of income: one initial contribution and some monthly fees:
- THEinitial contribution it includes: the entrance fee, which is paid by every member who is allocated a home from the cooperative, and the share capital contribution, which is refundable in the event of termination.
- monthly, the housing use fee (and parking if applicable) and other expenses are paid, which include: community expenses (elevator, insurance of all homes, community supplies), taxes (garbage fee , IBI, VAT), maintenance and different collective services, such as internet for all homes, the shared electric car, a biomass installation that provides hot water and heating, and photovoltaic panels.

These figures may vary as the cost and financing scenarios change, as well as if the partners modify the criteria for distributing the quotas set to make this economic estimate. You have all the economic information developed and expanded in the project file.
WHAT REQUIREMENTS MUST BE FULFILLED TO ENTER TERRA DE MAR?
You can consult the complete project file with all the information on the access requirements, economic information and expected calendar. We give you a summary here:
- Be a member of the cooperative Sostre Cívic.
- To have the financial capacity to assume the amounts of the project.
- Meet the requirements for Official Protection Housing.
- Participate in the basic training provided on the cooperative housing model and cooperativism.
- Priority will be given to preferential groups (people over 65, young people up to 35 and single-parent families) and people registered in the municipality of Palamós or that prove a history of continuous registration of at least ten years.
DO YOU WANT TO LIVE IN THE TERRA DE MAR PROJECT?
From 19 from February to 26 in May we open registrations to become part of this cooperative housing project a Palamós. After this registration period, the driving group training campaign will close and a waiting list will be generated, if applicable. As the project progresses, new incorporation campaigns will be carried out until the 34 coexistence units are completed.
In order to join the driving group of the Terra de Mar project, you must follow these steps:
- Those interested must register by filling out the registration form at the end of this page before 26 in May of 2024.
- From May 27, it will be verified that people registered on the waiting list meet the requirements of the project, and they will be notified of the reason for exclusion or confirmation of access to the project by email.
- Confirmed members must sign theAgreement to join the driving group and they will have to make the initial financial contribution of €1.800 effective (€1.500 of the share capital contribution and €300 of the entry fee to the driving group).
The order of access to the project is given according to the order of contribution of this €1.800. - Effective incorporation into the driving group is planned for June 17, 2024, with participation in the assembly provided for in the project calendar.
- 2nd share capital contribution. In general, it will be necessary to continue with the calendar of financial contributions as determined by the Economic and Financial Plan of the project approved by the group until reaching the total amount according to the type of housing.
