Second Vermouth Tornassol... and other project news Cal Paler Nou!

The past January 25 we repeated the meeting of purchasers of titles Tornassol de Cal Paler Nou and the group that promotes the project. On this occasion it was at the Esbiosfera restaurant and 16 "owners" came.

To begin with, the name change of the project was explained (from The Serreta a Cal Paler Nou), which the group has decided democratically, to maintain the historical name of that land, and avoid the negative connotations of the name of The Serreta, which was linked for some time to the construction of luxury homes and a golf course.

There was also an exhibition on the progress of the project and the plans of the future building were projected with virtual images, which made it easier to get an idea of ​​what the future building will look like.

We finished with a snack with local products and a presentation of the Esbiosphere project, a relaxed moment that we took advantage of to chat for a while and continue to get to know each other!

Latest project news

At the meeting we shared the latest progress of the project Cal Paler Nou... and we have very good news to tell!! Below you can read a brief summary of the highlights:

Participatory process and group empowerment We have already held 22 meetings, which include workshops and assemblies, apart from the regular meetings of the commissions, which help to make decisions with criteria of collective democracy. In this collective work el group ensures the inclusion of all voices, listening to all needs and understanding that the interest of the community must prevail over individual interest. Also in recent months, the partners have been working on the formation of a "Vision", which will guide the project's objectives and the Group's coexistence model.
Obtaining a subsidy for the promotion of Sheltered Housing One of the good news of the last few months is that the project of Cal Paler Nou we have won a subsidy from the State Housing Plan (Ministry of Development) for the promotion of official protection housing. It is more than €300.000 that will be used to finance the construction and allow us to build 20 Official Protection homes! Therefore, we are increasing the number of Protected Housing by more than half of the promotion (39 housing units) and further consolidating one of the project's first objectives: contributing to the expansion of the municipality's affordable park. As you know, one of the purposes of the cooperative is to guarantee the right to decent housing through a model of collective ownership, which also promotes democratic governance.
Obtaining the consideration of Work of special municipal interest Another piece of good news has been the approval by the Municipal Council of our request for consideration of "Work of special municipal interest" for the project of Cal Paler Nou. All the parties have voted in favor except for one abstention. Apart from providing tax credits, this "special interest" consideration helps us to consolidate the promotion as a social initiative of interest to the municipality. We hope that this will also help us generate synergies with the town hall and other entities!
Basic Building and Urbanization Executive Project The Basic Building Project was already submitted to the town hall last July. This is an essential step to request the building permit, which we hope to obtain in the coming months. On the other hand, the architects from LaBaula and Stem also drafted the Urbanization Project for Carrer de la Serreta that we will have to develop from the promotion. This future street will be a road with priority for pedestrians, and with a "friendly" treatment, away from the streets full of cars, with sidewalks and asphalt. The City Council has positively received this bet by the cooperative for a street that we believe should be different, since it will be the door to La Serreta park and the agricultural park.
Obtaining the Energy Certification A The projects of Sostre Cívic, and that of Cal Paler Nou in particular, they have a strong component environmental that is part of the cooperative's DNA. The project aims to achieve in the future the consideration of a building with almost zero emissions (NZEB building), and already in the Basic Project phase it has been certified with an Energy rating A. It is expected that a consumption of energy of 11 KWh/m2 year and emissions of only 2,25 KgCO2/m2 year, which are well above the average of "A" certifications in Catalonia according to ICAEN.

The architects are currently working on the Executive Project of the building, which we hope will be processed in thearç, and from the technical team of Sostre Cívic it is being ensured that all urban planning, legal, etc. procedures proceed at the required pace.

In addition, we have already started talks with some ethical and cooperative banking entities in order to find the necessary financing for the project, and we hope to have good news in the coming quarter. With all this, the next steps will be the reworking of the financial plan and the tendering of the work, in order to be able to start the construction of the building this coming year.
