We promote a new cooperative housing project in Lleida

Sostre Cívic has presented to the EMU a preliminary feasibility study to create a building of 25 homes in a cooperative regime

A new cooperative housing project has been born in the Terres de Ponent. After meeting from Sostre Cívic with Sergi Talamonte, the councilor for Housing in the Paeria de Lleida, we have presented the previous feasibility study of the creation of a cooperative housing in the right of use in the capital of Segrià. Both parties have analyzed the urban and architectural conditions of the project, at the same time we have also made an economic and financial forecast for the promotion of this future house in Calle Enric Roca Peralta in Lleida. 

This purpose, however, already comes from last August when the Municipal Planning Company (EMU) and Sostre Cívic we signed an agreement to promote the residential building under the right of use regime in the Ciutat Jardí neighborhood. Thus, the EMU undertook to cede the right to the surface of this lot for 75 years to allow cohabiting partners to access decent, stable and affordable housing.

A preliminary project has been presented, which envisages a building of 25 homes, with surfaces that will oscillate between the 45 m² of the studios; the 54 m² of homes with one or two bedrooms; up to those with three bedrooms that will have an area of ​​82 m². The promotion in total will have a budget of 4,1 million euros which will allow the homes to be affordable, with a price lower than what the Lleida real estate market offers for new construction. 

The development of the project requires the approval by the municipal council of the transfer of land in favor of Sostre Cívic. Before that, however, it will be necessary to resolve doubts about planning procedures and specify some of the financing scenarios. Once these procedures are completed, from Sostre Cívic we will call on interested people to form the group of future partners living together in the building and thus carry out the participatory process of the architectural design of the final project.

The councilor for housing, Sergi Talamonte has positively assessed, "the fact that the people who will live in the building are part of the design process, since this allows their contributions to be channeled and that they themselves can make the decisions, highlighting aspects that are difficult in a private development to anticipate The of Sostre Cívic it will be a pioneering project in Lleida that adds to a whole set of new methods of access to housing that we are implementing in the city to deal with the housing emergency we are experiencing and which has been accentuated by Covid".

Àngel Estévez, project coordinator of Sostre Cívic, has pointed out that the cooperative committed to energy transition and environmental sustainability. According to the project coordinator, the cooperative has adopted a series of environmental design criteria that will be implemented in the Lleida cooperative housing project: "It will have an A energy certification and will be a building with almost zero energy consumption".

A Sostre Cívic it is thanks to the pattern we follow as a phased housing cooperative that we can facilitate housing for a greater number of people and scale our model throughout the territory. We are the first phased cooperative created in Catalonia, we still have a long way to go, but projects like the one in Lleida show the viability of our model and enrich the cooperative as a whole.
