48h Open Cooperative House: discover inside the projects of Sostre Cívic

Next weekend, October 21 and 22, as part of the event 48h Open House Barcelona, Sostre Cívic opens its doors so that you can get to know some of our most emblematic cooperative housing projects in right of use. Come and discover different housing models that are committed to sustainability, community and architectural innovation!

During the visits, you will have the opportunity to meet and explore some of our most outstanding and innovative projects, located both in Barcelona and in Sant Cugat or Olesa de Montserrat. You'll learn about the stories, designs, and communities that bring these buildings to life, while exploring the potential and possibilities offered by leasehold co-op housing.

With these visits, we not only want to share our projects and experiences, but also to inspire and connect with all those interested in exploring new ways of living, sustainable, communal and transformative of a current model based on speculation and that does not guarantee a basic right such as housing.

CIRERERS (Roquetes, Barcelona)

Cirerers is a project that won the public competition for municipal lots in 2016. Designed by Celobert and built by La Constructiva, has 32 homes with communal spaces and, with eight floors, it was the tallest building in the State built with wood. The partners moved in in April 2022. The block is developed around three main concepts: a model of cohabitation and right of use (new model of coexistence and tenure); an urbanistic contribution (the solution of the project creates a game of heights to adapt to the environment, which is used as a community space of the building and avoids the appearance of a large median in the urban landscape) , and an environmental commitment (it is a passive building project, with minimal energy demand, in terms of air conditioning and hot water production, and an ecological building, which uses preferably organic materials with a minimal footprint ecological).

🏆 2022 was awarded in the sustainability category at the Advanced Architecture Awards 2022, and the project was valued, with La Sala in Calonge, to receive in 2023 the prize for Social Innovation of the European Commission.

LA BALMA (Poblenou, Barcelona)

La Balma it also arises from a project that won the public tender for plots in 2016. In coexistence since 2021, the group is made up of 33 people grouped in 20 coexistence units. The building, designed by The cabbage i LaBoqueria, shares spaces with the neighborhood and shows the richness of interior community life, has a changing section that adapts to the needs of each floor and offers good climatic and acoustic comfort. It is the first construction of La Constructiva, and typologically, the homes are designed from a basic unit of 50 m² that can be expanded according to the needs of the users: the homes appropriate spaces (individually, shared or as satellite rooms) with a work minimum dry partitions. Constructively, it is a light building where reusable and removable materials predominate, which allow to reduce the foundation and materials of mineral origin in the building.

🏆 2022 was awarded by the Spanish Association of Public Housing and Land Managers as the best new building. It was also selected by the FAD Awards and the Ibero-American Biennial of Architecture.

PRINCESA49 (La Ribera, Barcelona)

Princesa49 it is, since 2018, the first cooperative housing building in right of use in Barcelona, ​​and the first in the State to be built with public collaboration. The Barcelona City Council ceded the use of the building to Sostre Cívic through a seventy-five-year surface right, in exchange for a comprehensive rehabilitation that would allow for better accessibility and energy savings, and that would become a model both for the sector and for the people who would live there. The building was built in the middle of the 5th century and its rehabilitation has made it possible to recover the original hydraulic pavements and embigats. The project has 45 homes of 65 m² and XNUMX m² and three spaces for community use. In addition, various actions have been taken to reduce consumption and optimize it, such as the insulation of all external walls with cork and mud, the improvement and recovery of the carpentry and the incorporation of radiant systems. In addition, all facilities have been centralized to share resources: pellet boiler, solar panels, rainwater tank and gray water recycling tank.

🏆 In 2019 the Barcelona+Sustainable network recognized this project and its energy rehabilitation with the Prize for resilience and planetary responsibility, and previously, the 2018, he was awarded by Germinador Social, organized by SomEnergia and Coop57.

CLAU MESTRA (La Floresta, Sant Cugat)

The project of Clau Mestra it is built on the old houses of the town's teachers and they have developed 11 cooperative homes of between 60 and 38 m², in addition to a collective space, under the sheltered housing regime (HPO) at an affordable price. After many years of struggle, the partners moved in very recently, the març 2023. The design of the new homes is of Zaga architecture i Som Hàbitat. The comprehensive rehabilitation and extension of the building has allowed access to all the homes and increased the living area. Bio-building systems and materials, such as wood, as well as highly efficient passive and active installations have been used. The works have been carried out by La Constructiva and, in addition, the group of partners and neighbors of Clau Mestra they participated in some of the rehabilitation tasks in the form of assisted self-construction. This innovative model in the construction of cooperative housing pursues a double objective: to reduce costs and to be a powerful tool for group empowerment. The end result is a building that serves as an example to demonstrate that a construction system allows for more sustainable consumption than conventional methods.

🏆 In 2022 he was recognized by the Best performance in the field of sustainable building rehabilitation by the Spanish Association of Public Housing Managers.

LA XICOIRA (Olesa de Montserrat)

The project of La Xicoira it is a unique initiative because it recovers a building disused since the bursting of the real estate bubble in 2008, which already had the structure, basements and exterior walls already built. Sostre Cívic acquired it in 2021, and març of 2022 the works began, which have lasted 15 months. The design is from The Baula and STEM, and the works of La Constructiva. The work has focused on improving the building already built with better distribution of homes and accessibility, also energy efficiency and the increase of insulation, centralized installations, and photovoltaic panels, and work on the finishes of the houses for the entrance to live. It is the first home of this type in Olesa de Montserrat and the second in Baix Llobregat. It is also the largest coexistence project of these characteristics in the country, outside of Barcelona. The partners have just moved in!
