Cal Paler Nou is a collective coexistence project in a building built on private land in the municipality of Cardedeu. The project consists of a maximum of 39 homes, 20 of which will be Official Protection, and 20% of the surface area will be used for collective spaces.
This is a pioneering project in the country: it is the first large-scale development to be built on private land, and therefore to extract land from the speculative market. For this reason, it is a strategic bet by the partners of Sostre Cívic, since the success of the project will lay the foundations to be able to replicate the initiative in other places in the territory, with the aim of reclaiming land and putting it in the hands of the social economy and citizens.
THE GROUP
The growing interest in the municipality for the initiative and the work done in recent years has allowed the Driving Group of partners, always with the support of the cooperative's technical team, to consolidate the project and move it forward in all areas (Group, architectural, legal, etc.).
The driving group has set up a diverse and intergenerational project where 1, 2, 3, 4 and 5 people will live together, made up of young people, families with children, seniors, etc.
The operation of the group "it is based on criteria of collective democracy, ensuring the inclusion of all voices, listening to all needs and understanding that the interest of the community must prevail over individual interest. They are organized in commissions and autonomous working groups, with the benefit of the talents, training and professional trajectories of their members."
TORNASSOL: A SUCCESS OF COLLECTIVE FINANCING
In March 2018, a campaign to issue participatory titles was launched with the aim of buying the Ca Paler Nou plot (La Serreta).
The financing campaign, named as Tornassol, was a great success, far exceeding our first forecast and they managed to raise €450.000 in 20 days!!
Thanks to the success of the campaign Tornassol, we were able to purchase the land in March 2018. With the coordination of the technical team of Sostre Cívic and with the support and facilitation of the association Matriu, worked collectively on the internal organization and democratic management of the project, as well as on the definition of the architectural project, which is in charge of Labaula SCCL and Stem architects SPL.
In 2020, the urbanization project and the building project with which the building permit must be obtained, as well as the search for financing, were processed. At this moment the processing of the urbanization project is in provisional approval and we are still waiting to be able to receive the building permit, to start the works.
In addition, it should be noted that in October 2019 an important grant was obtained to increase sheltered housing in Cal Paler Nou, and that the Municipal Plenum of the Cardedeu town hall has given the consideration "Work of special municipal interest", two actions that come to consolidate the project both economically and socially.
THE ARCHITECTURAL PROJECT
The project is located in a privileged location in the municipality: it borders agricultural land and the suburban park of La Serreta, and is 3 minutes' walk from the Renfe station and next to a pedestrian access connecting with the center of the town. The project will mean a new facade in the neighborhood and a space of relationship between the urban core, the park and the agricultural area, it is not for nothing that it brings a new high-quality road to the municipality.
The building of Cal Paler Nou implements the construction, installation and design proposals necessary to achieve the highest standards of energy efficiency and sustainability, aiming for 0 CO2 emissions. It will be an almost zero consumption building (NZEB) and in the Basic Project phase it has already been certified with an Energy A rating (CEE), with an energy consumption of 11 KWh/m2 year and with emissions of only 2,25, 2 KgCO2/mXNUMX year, which are well above the average of A certifications in Catalonia according to ICAEN.
The development consists of 20 HPO homes out of a total of 39 homes ranging from 40m2 to 80m2, with different types of housing that will respond to the diverse and intergenerational character of the project.
DO YOU WANT TO LIVE IN CAL PALER NOU?
May 2021 the last process of incorporations into the group was opened Cal Paler Nou. People who signed up and did not join the group, have become part of a waiting list. During the autumn of 2024, it is planned to open additions to the group to finish filling the homes that remain available, and the partners on this list will be contacted first. In the case of continuing to have vacant homes once the list has been completed, a new period of incorporations will open, and all members of the cooperative will be notified through the usual channels.
