we push La Redolta, the first social housing project in a cooperative regime in the right of use of Valls, a building until now disused and owned by a financial institution that we have recovered to offer access to decent and affordable housing in the town from 'a collective management, with a public and non-speculative vocation.
It is a building built in 2009 and recently renovated, located on the edge of the old town and 10 minutes from the bus station, and consisting of 15 homes, of which 13 are cooperative homes between 39 and 86 m2 en right of use regime, a model of access to housing as an alternative to buying and renting. The rest and scale B belong to Valls town hall and the Catalan Housing Agency. There is currently 1 vacant home, out of a total of 13.
HOW ARE THE HOUSING?
La Redolta is located at Calle Paborde and consists of a ground floor and three floors. It is a new building from 2009 that we acquired by trial and error, and that in 2022 we started to rehabilitate to restore habitability and use conditions and equip the building with facilities and community elements, for greater energy efficiency.
The homes have one, two or three bedrooms, and some of them also have a patio or terrace, or both. You can consult the plans, typology and all the characteristics of the housing available at information file of the project.
Recover disused assets to guarantee the right to housing
With the aim of guaranteeing the right to decent housing for the most vulnerable groups left out by the real estate market, 5 of the 13 homes will be allocated preferentially to people under 35, single-parent families and over 65. Also 2 of the homes will be managed by the Generalitat's Emergency Board and Valls City Council and will be assigned to the profiles processed by the Social Services department.
La Redolta it is the second project of this type, combining cooperative housing and social services, that exists in Catalonia. The project Ponent, in Palafrugell, was the pioneering experience that was launched just under half a year ago.
ECONOMIC CONDITIONS
With the cooperative housing model in right of use, two types of income are made: one initial contribution and some monthly fees:
- THEinitial contribution it is made up of the entrance fee, which is paid by every member who is allocated a home from the cooperative, and the share capital contribution, which is refundable in the event of termination.
- The monthly installments they will be paid from the signing of the contract and will be collected between the 1st and 7th of each month by direct debit.
To access the flats it is essential to be a member of Sostre Cívic. The standard quarterly fee is from 30 euros, not included in the above fee table. Flats allocated to the Social Emergency Board are exempt from paying membership fees.
WHAT REQUIREMENTS MUST BE FULFILLED TO ENTER THERE?
- You must be a member of our cooperative. If you are not yet, you can do so in the same registration form that you will find at the end of this page.
- Must comply with Official Protection Housing requirements and be enrolled in the register. In addition, it is necessary that the income of the cohabitation unit are less than 3,5 times the IRSC:
- You must have the financial capacity to cover the expected expenses: you must have a regular income that ensures that the monthly housing fee does not amount to more than Present in several = 40% of the total monthly income.
- Callus participate in basic training provided for on the cooperative housing model and cooperativism. People who join the project must commit to participating in the training sessions that will take place.
PROCESS OF INCORPORATION A LA REDOLTA
The incorporation process follows the following steps:
- Fill the registration form at the end of this page. To make the registration effective, you must have presented the documentation requested in the incorporation process.
- The allocation of homes is made according to the order of registration.
- Within 7 days of confirmation of the award, the awardees must carry out the first capital contribution by way of confirmation, of €3.000.
- The remaining €1000 of the contribution will be paid during the following 6 months at the signing of the right of use contract. The payment schedule will be agreed at the time of signature.
- Housing costs must be paid from the signing of the contract of right of use.
When establishing the priority of access to the homes between the different partners in the case of several registrations at the same time the following order of preference will be followed: first, seniority a Sostre Cívic; second, to be registered in Valls; and finally, to be part of the preferred groups (over 65, young people up to 35 and single-parent families). |
