We are a group of people who are members of the cooperative, which detected a disused building in Sant Hilari Sacalm and we want to promote a cooperative housing project for the elderly.
This is the old Hotel Solterra, a hotel that is currently in disuse and that requires reform to bring it up to speed. Last January, the cooperative purchased this property and they go to be able to recover housing from speculation, for social uses.
The building combines private spaces, 30-35 accommodations complete (kitchen, living room, bathroom, bedrooms...), with collective spaces for the use of the whole community.
WHO ARE WE?
The group is currently made up of 31 cohabitation units with people over 55, who are motivated and like the idea of living in community and participating in a non-speculative housing model.
The group has been modified and expanded over the years. What unites us is the love for nature and the interest in creating a collaborative housing project that combines respect for privacy with collaboration between group members.
We are an open group that respects diversity and aims for the collective good.
We consider that religious fact and political ascriptions are part of the private sphere, despite being aware of the political side of our Project.
OUR OBJECTIVES
We want:
- Living a dignified and active old age, sharing experiences that promote personal and collective enrichment
- Establish mutual support networks and shared collective spaces that promote emotional balance in both the personal and relational aspects, avoiding isolation and loneliness.
- Design our project and manage it in a participatory way.
- Build a set of adapted homes that will include: private spaces and community spaces.
- Contribute to our quality of life aspects such as tranquility, privacy, security, affection, companionship and cooperation. To feel part of an organic community where everyone contributes their life experience.
- To extend and contribute our participation in the life of the neighborhood, of the town, in which we want to insert ourselves.
- Contribute from our project to a social transformation where care and people are at the center, outside the interests of the market.
You can consult how we are organized and other details of our governance model at informative file, and you can see one of our assemblies in the following REAS Balears video:
THE PROJECT
The project is located in the old hotel Solterra, in Passeig de la Font Vella. It is at the Sant Hilari Sacalm exit but is close to the town hall and the center of the town.
It is a plot of 6.504,00 m2 composed of two buildings and also consists of a large area of land, which due to its slope has been divided into different terraces. The general state of all buildings requires comprehensive rehabilitation, although at a structural and constructive level it does not present serious pathologies.
The project will have 30-35 homes, collective spaces (both indoor and outdoor) and parking spaces, thus distributing the available space:
- More than 2.000 m2 of private spaces (apartments) with living room-kitchen and one or two bedrooms, between 45 and 75 m2 useful).
- More than 500m2 of collective spaces for community use.
- More than 3.500m2 garden
You can see a complete summary of the architecture team's approach to the reform project and the series of strategies proposed in informative file.
WHERE ARE WE NOW?
After signing a final contract, we hired an architectural team (DATAAE and Les Golfes offices) to carry out an architectural study and a fitting proposal for the reform project. Finally, the January 24 2023 we formalized and signed the purchase of the Solterra.
With regard to the economic forecast, we are at a very early stage of the project and there are still quite a few uncertainties that make it difficult to calculate precise resulting figures. Despite this, an economic and financial forecast for the project has been drawn up based on the initial hypotheses and while the project is being finalized, the exact amount that will be needed to make it viable will be defined. You can consult the forecast of contributions to the project and the planned financing mechanisms at informative file.
