In February 2023 we pushed La Mola, the first cooperative housing project in Terrassa. It is a building previously disused and owned by a financial institution that we recovered to offer access to decent and affordable housing in the locality from a collective management, with a public and non-speculative vocation.
The building was built in 2015 in the neighborhood of Ca N'Anglada, and consists of 8 cooperative homes between 30 and 57 m2 en right of use regime. The total budget for the promotion, including acquisition and rehabilitation costs, was €580.000, financed entirely with a mortgage loan from the Catalan Institute of Finance of the Generalitat of Catalonia.
HOW ARE THE HOUSING?
The building, consisting of a ground floor and three floors, is a new building of 2015 that we acquired by trial and error, and that in 2021 we began to rehabilitate to recover habitability and use conditions and equip the building with facilities and community elements, for greater energy efficiency.
All the homes have one or two bedrooms and the building has three duplexes. Two of these are located on the third floor and have an attic floor with a terrace. In addition, it should be borne in mind that 2 of the homes are addressed to social emergency apartments of the Emergency Desk and will be assigned by the Terrassa City Council.
You can consult the plans, typology and all the characteristics of each home at information file of the project.
A reform focused on energy self-consumption
The supply installations have been made with the aim of promoting self-consumption, especially when we talk about electricity:
- power: 10 photovoltaic panels will be installed to cover part of the building's electrical demand. If the energy demand is lower than the production, the surplus will be sold and reflected on the bill in the form of compensation.
- Heating and hot water: The sanitary hot water production system with thermal solar panels will be launched. With the implementation of this system, the gas bill will be reduced.
This combination of facilities allows users to make use of self-produced renewable energy. In addition, monitoring is carried out which serves to optimize the use and operation of the facilities, and which allows the involvement and empowerment of the neighbors regarding their energy consumption.
