We are promoting the Ca l'Ordit project in the Sant Andreu neighborhood of Barcelona, the largest ever made in Catalonia and the Spanish state, with 62 homes to be built on a municipal plot located at Passeig Torras i Bages, 126-128. The Barcelona City Council has granted Sostre Cívic the lot with a surface right of 99 years, within the municipal policies of support to foundations and cooperatives to increase the social stock of affordable housing through the procedure indicated in ESAL Agreement.
It will also be a pioneering initiative to incorporate a ambitious project of intercooperation and inclusion thanks to an agreement we have signed with him cooperative group TEB and which determines that some of the homes will be reserved for people with intellectual disabilities. The TEB group will ensure the inclusive perspective in all aspects of the project, and will accompany the community of people with intellectual disabilities during coexistence.




In this way, Ca l'Ordit wants to provide a response to both the problem of access to affordable housing and that of social inclusion.. As collective property and management, the project proposes an alternative way of accessing affordable housing and social inclusion, through the democratic and participative management of the same users of a public policy such as the right to the housing
An inclusive community to break stigmas
Some of the homes in the Ca l'Ordit project will be intended for people with intellectual disabilities and also for living units that want to accompany these people, and that share the same vision of social inclusion.

There will be 9 homes for people with intellectual disabilities which will accommodate about 14 people. They will be divided into two types:
- The first type will be a group of homes organized in the format of "residential home".
- The other type will be conventional housing for people with intellectual disabilities who have autonomy.
In addition, Ca l'Ordit will include collective spaces that will take into account the reality of people with disabilities, guaranteeing physical and cognitive accessibility and promoting coexistence between diverse neighbors. All the people who will live there will be part of the same community to share the vision and the single governance system in front of Sostre Cívic.
European funding, key to scaling up

Ca l'Ordit is part of the 31 million euro loan from the Council of Europe Development Bank, the largest ever granted to a cooperative, which will allow to boost more than 350 homes in six developments de Sostre Cívic, with the support of European funds Next GenerationThis alliance marks the definitive leap in scale of housing cooperatives in right of use in Catalonia, with the support of European institutions that recognize this model as an emerging alternative to guarantee the right to affordable housing.
With this and other projects underway across the country, Sostre Cívic consolidates a 255% growth in its housing stock -going from managing 178 homes to a total of 632- and the impetus of more than 440 new cooperative homes in 12 municipalities in the coming years, becoming one of the main social housing developers in Catalonia.
How has Ca l'Ordit progressed so far?
Faced with a project of such dimensions, from Sostre Cívic and specifically from the Governing Council, at the beginning of the year 2023, it was decided to create one participation commission to work together with the cooperative's technical team and the team of architects to develop the Basic Architectural Project. This commission was formed by about 16 people, 11 of whom are members of Sostre Cívic, and 5 are people linked to the TEB cooperative group (people served, workers and families).


This commission has worked for four months and has contributed to the achievement of the following milestones:
- The creation of the draft and basic project.
- The creation of principles and ideology for the project, in the form of declarations of intent and strong ideas that will help us in the creation of the driving group and the entire Sant Andreu project.
With this elaborate work, In October 2023, registrations for the project's driving group opened, that is, the group of people who will live there and work, until 2026, in the development of the project in all its dimensions (community, economic, architectural, etc.)
The building
The architectural design of Ca l'Ordit is being developed by the team formed by Paul Vidal I la Yaiza Terre, which were chosen through a contest of ideas from the supplier base of Sostre Cívic. This procedure, which we promote from 2021, serves to transparently regulate the procedure for the selection of the professional teams that develop our projects.

From March 2023, the participation commission made up of members of Sostre Cívic and the TEB Group have decided on the general features of the project, and have worked on the co-design and definition of the preliminary project together with the architects.
The result has been a 10-storey building with 62 homes and common spaces. We find the following types of homes:
- Typology S: 4 homes of approximately 35 m².
- Typology M: 20 homes of between 42 and 50 m² approximately.
- Typology L: 32 homes of between 61 and 63 m² approximately.
- XL typology: 6 homes between 71 and 76 m² approximately.
The building will also have several common spaces, which will be located in various places in the building. Multi-purpose spaces have been planned so that the driving group can determine their uses later, in addition to a kitchen area and a laundry area with the installation already defined.
Access requirements
- must be partner person de Sostre Cívic.
- must be registered in Barcelona.
- You must meet the requirements ofOfficial Protection Housing (HPO) and be enrolled in the register.
- must have economic capacity to assume the monthly fees that have been planned: you must have a regular income that ensures that the monthly housing fee does not amount to more than 40% of the total monthly income.
- Callus participate in basic training provided for on the cooperative housing model and cooperativism. Specifically, it will be necessary to participate in the "first steps" training itinerary, created specifically for the new additions to the cooperative's projects.
Do you want to live in Ca l'Ordit?
From 17 to 31 of October of 2023 The first process of incorporations to the Ca l'Ordit driving group was opened. People who registered and did not become part of the group have become part of a waiting list. Whenever there are vacancies, this list will be used to contact people to fill the driving group. For now, no new registrations are planned.
