Cardedeu cooperative housing is looking for interested people and is promoting a funding campaign

We are looking to fill 18 available vacancies in the project Cal Paler Nou, the first cooperative housing project on private land in the country

We are promoting a financing campaign for the final section of the promotion with the solidarity support of the public

The Març 2008 Sostre Cívic bought a plot of private property to build a building of 39 cooperative homes of different sizes and with large communal spaces. The lot is located in the municipality of Cardedeu, right on the edge of the urban land, in front of a large agricultural area bordering the Parc de la Serreta and the Renfe Rodalies train station. 

The project, which will last by name Cal Paler Nou, it will be the first cooperative housing under a right of use regime of this magnitude built on private land in Catalonia. This transforms it into a pioneering project in the country: reclaiming a plot of privately owned land and, thanks to the cooperative ownership of the land, guaranteeing the right to housing for the neighborhood that can access it, at affordable prices outside the speculative market. A team of architects has participated in the first phase of the project's design and we have already launched a promoter group of partners who will promote this unique promotion through a participatory process. During all this time since the purchase of the plot, work has been done to consolidate the project both economically and socially: public funding has been received which has made it possible to increase the number of sheltered homes, and even the City Council of Cardedeu has declared it a "work of special municipal interest".

The project begins its final stretch before the works begin. There are currently 18 vacancies, that's why we launch a campaign to present your project to find people interested in joining. The incorporation process will be open from this Thursday, April 22, and until May 9. In order to join the driving group of Cal Paler Nou you must be a member of the cooperative. In the other hand, the project aims to be strongly linked to the territory. For this reason, when joining the group, 75% of places will be prioritized for members to currently live in the municipality of Cardedeu or adjacent, and the remaining 25% will be governed only by the usual seniority priority of membership in the cooperative.

Collective financing

In order to finance the project, we we impose ourselves only access to public financing or ethical and cooperative banking. To overcome these limitations when it comes to being able to buy a private lot, in 2018 we presented, inspired by the campaigns through crowdfunding, a new platform called “Tornassol". The operation is through the issuance of "participative securities" of €500 each, remunerated with an interest of 2% per annum, and renewable every year. 600 participatory titles of 500 euros each were issued, of which 450.000 euros were collected in just under twenty days. The success of the campaign made it possible to co-finance the acquisition collectively together with the contributions of the partners who are part of the project's driving group. You have more information about the operation of participatory titles here.

Now, to face this final phase of the promotion and close the necessary bank financing to be able to start the works, the cooperative once again makes participative titles available as a form of voluntary financing, open to all natural and legal persons (whether they are members of Sostre Cívic as if not) interested in contributing to make possible both the cooperative housing projects of Cardedeu and others that we have underway throughout the country.

Presentations of the project

Both to present the details of the project, the access requirements for people interested in joining, and to explain how the crowdfunding campaign works, the group driving the project has prepared two presentations for the next few days. For both sessions prior registration is required:
