We promote El Rusc, a cooperative housing project in a disused building and until now owned by a financial institution that we recovered to offer access to decent and affordable housing in the locality from a collective management, with a public and non-speculative vocation.
It is a newly renovated building, located near the center of Manresa on an important commercial axis, the Carretera de Cardona, and which consists of 12 cooperative homes between 30 and 35 m2 in a right of use regime, a model of access to housing as an alternative to buying and renting.
This project has the collaboration of Manresa City Council, with whom the cooperative has signed an agreement. The City Council has also made a financial contribution to the project, which contributes to its affordability.
HOW ARE THE HOUSING?
The Hive is located in the Carretera de Cardona number 54 (Manresa) and consists of a ground floor, 4 floors and an attic. The building began with the construction of a ground floor in 1880, and later the rest of the floors were added, with different changes of owners.
The homes have one or no rooms (type loft.) and some of them have a porch or terrace. In addition, one of the homes has been designated as a complementary common space, for the use of all the people in the project. Recover disused assets to guarantee the right to housing
With the aim of guaranteeing the right to decent housing for the most vulnerable groups that the real estate market leaves out, the homes will preferably be allocated to young people under 30 and people over 65. Also 1 of the homes addresses the Emergency Desk and will be assigned by the Housing Agency of Catalonia.
In addition, access priority will be given to groups already existing in the municipality that seek to live in this cooperative and community format. One of the main values of the cooperative housing model in right of use is the creation of community links and the collective management of resources, for this reason, group entry will be prioritized of coexistence units that contribute these values and contribute to strengthening the model from the start.
ECONOMIC CONDITIONS
With the cooperative housing model in right of use, two types of income are made: one initial contribution and some monthly fees:
- THEinitial contribution it is made up of the entrance fee, which is paid by every member who is allocated a home from the cooperative, and the share capital contribution, which is refundable in the event of termination.
- The monthly installments they are non-refundable, and include the housing fee and other expenses. The other expenses are:
- Community expenses: elevator, internet in common and private spaces, insurance for all homes, community supplies, maintenance contracts...
- Taxes: Garbage tax, IBI and others.
- The contribution to the solidarity fund of the cooperative.
- VAT on community expenses.
- The contribution to the building maintenance fund.
The monthly installments they will be paid from the signing of the contract and will be collected between the 1st and 7th of each month by direct debit.
To access the flats it is essential to be a member of Sostre Cívic. The standard quarterly fee is from 30 euros, not included in the above fee table. Flats allocated to the Social Emergency Board are exempt from paying membership fees.
WHAT REQUIREMENTS MUST BE FULFILLED TO ENTER THERE?
- You must be a member of our cooperative. If you are not yet, you can do so in the same registration form that you will find at the end of this page.
- You must be registered in the municipality of Manresa with a minimum of 2 years of experience. People registered in other municipalities in Catalonia or registered in Manresa with less seniority than stipulated can also register, and will be able to access the homes if they become vacant.
- Must comply with Official Protection Housing requirements and be enrolled in the register. In addition, it is necessary that the income of the cohabitation unit are less than 3,5 times the IRSC for zone B, where the municipality of Manresa is located::
- It is necessary to have the financial capacity to assume the planned expenses: you must have some regular income that ensures that the monthly housing fee does not amount to more than 40% of the monthly total of income.
- Callus participate in basic training provided for on the cooperative housing model and cooperativism. People who join the project must commit to participating in the training sessions that will take place.
The people young people up to 30 years old and those over 65 years olds have priority access to housing: 3 homes will be allocated to people over 65 and 8 to people under 30. However, people of other ages can also enroll who meet the rest of the requirements, who will be able to access the homes if they become vacant. |
PROCESS OF INCORPORATION IN THE HIVE
The incorporation process for the El Rusc project opened on June 20, 2023, and it is currently closed. We will soon share new details about the project and the group of partners who will move in.
