We promote a new cooperative housing project in right of use in Lleida, in the Balàfia neighborhood. A building in disuse and until now owned by a financial institution that we have recovered to offer access to decent, stable and affordable housing in the locality from a collective management, with a public and non-speculative vocation.
HOW ARE THE HOUSING?
This project is located at Carrer Ripollès, number 3, in the Lleida neighborhood of Balàfia, and consists of a ground floor, three floors and a loft. It was built in 2010, it has never been inhabited. It is a 12-minute walk from the Lleida-Pirineus train station. The building has 15 homes, of different types and number of rooms, 13 of which are the ones we have acquired Sostre Cívic to offer it in the form of a right of use for our partners.
In total, there are 13 homes that have two bedrooms, minus the 1st floor, which has a single bedroom. All homes have outdoor spaces, terraces, balconies or porches. There are also two duplexes.
ECONOMIC CONDITIONS
With the cooperative housing model in right of use, two types of income are made: one initial contribution and some monthly fees:
- THEinitial contribution it is made up of the entry fee, which is paid by every member who is allocated a home in the cooperative, and the share capital contribution, which is refundable in the event of resignation or departure from the project.
- The monthly installments they are like rent: they are non-refundable, and include the housing fee and other expenses such as:
- Community expenses: elevator, internet in common and private spaces, insurance for all homes, community supplies, maintenance contracts...
- Taxes: Garbage tax, IBI and others.
- The contribution to the solidarity fund of the cooperative.
- VAT on community expenses.
- The contribution to the building maintenance fund.
The monthly installments they will be paid from the signing of the contract and will be collected between the 1st and 7th of each month by direct debit.
To access the flats it is essential to be a member of Sostre Cívic. The standard quarterly fee is from 30 euros, not included in the above fee table. Flats allocated to the Social Emergency Board are exempt from paying membership fees.
WHAT REQUIREMENTS MUST BE FULFILLED TO ENTER THERE?
- You must be a member of our cooperative. If you are not yet, you can do so in the same registration form that you will find at the end of this page.
- Must comply with Official Protection Housing requirements and be enrolled in the register. In addition, it is necessary that the income of the cohabitation unit are less than 3,5 times the IRSC for zone B, where the municipality of Lleida is located:
- It is necessary to have the financial capacity to assume the planned expenses: you must have some regular income that ensures that the monthly housing fee does not amount to more than 40% of the monthly total of income.
- Callus participate in basic training provided for on the cooperative housing model and cooperativism. People who join the project must commit to participating in the training sessions that will take place.
PROJECT INCORPORATION PROCESS
The incorporation process follows the following steps:

- It is not necessary to attend any of these sessions, to be able to enter the project, but it can help you to solve many of your doubts.
- Fill out the registration form which you will find at the end of this page. To make the registration effective, you must have presented the documentation requested in the incorporation process. The registration form will be open from April 12 to June 24.
- The allocation of housing is carried out according to theseniority of partner a Sostre Cívic, among the people who meet the access requirements.
- However, it will happen priority to seed groups and pre-existing groups in the municipality. This is to ensure that the projects have a certain level of self-organization, that they have a link with the territory and that they respond to the concerns, needs and demands of groups that promote alternative models for access to housing.
- In the event that a group is presented (in which all its members are members of Sostre Cívic) will have priority over individual members.
- Within 7 days from the confirmation of the award, the awardees must carry out the first capital contribution as confirmation (month of July).
- Once all members have joined, they will participate in two sessions prior to entering to live in the project. These sessions will take place in the months of July and September. The entrance to live in the homes is scheduled for the months of September-October
- The rest of the initial contribution will be paid during the following 6 months after the signing of the right of use contract, agreeing before the payment schedule.
- The monthly installments must be paid from the signing of the right of use contract.
